What is the difference between tenant representation and buyer representation?
Tenant representation means Ironmark acts for a company leasing space: surveying the market, shortlisting buildings and negotiating the lease. Buyer representation means Ironmark acts for a purchaser acquiring a building, whether to occupy or to hold as an investment, and covers sourcing, underwriting and negotiation through closing.
Does Ironmark represent both landlords and tenants?
Yes, but never on opposite sides of the same transaction. Landlord advisory and tenant representation are separate engagements with separate clients, and Ironmark discloses its role in writing before any negotiation begins, as Florida brokerage law requires.
What does 1031 exchange advisory involve?
Ironmark’s 1031 exchange advisory covers the sale of a relinquished property and the identification and acquisition of replacement property inside the statutory 45-day identification and 180-day closing windows. The firm works alongside a qualified intermediary and the client’s CPA and attorney, and does not provide tax or legal advice.
What is capital placement?
Capital placement is sourcing the debt or equity a transaction needs: senior debt, bridge and construction financing, preferred equity and joint-venture equity. Ironmark takes a deal to lenders and capital partners, compares the terms that come back, and says plainly when a deal does not pencil.
How does Ironmark charge for its services?
Ironmark is compensated by commission on completed transactions, agreed in writing before an engagement begins. Property valuations, market surveys and market research carry no fee and no obligation to transact.
