Do tenants pay a broker fee for tenant representation?

Tenant representation is free to the tenant in essentially every Florida industrial lease. The landlord pays the brokerage commission out of the transaction, and that commission is already priced into the asking rate whether or not the tenant brings a broker. It is then split between the landlord's listing broker and the tenant's broker. A tenant who signs unrepresented gets no discount for it; the listing broker simply keeps both halves.

What does a tenant rep broker actually do?

A tenant rep broker represents the occupier, and only the occupier, in a lease transaction. Ironmark surveys every on-market and off-market building that fits the requirement, benchmarks total occupancy cost across the shortlist, negotiates the lease, and stays engaged through renewal. The landlord's broker is paid to fill one specific building; a tenant rep is paid to find the best building anywhere in the market.

What does warehouse space cost to lease in Florida?

Florida industrial asking rents ran from about $9.48/SF NNN in Lakeland to $21.01/SF NNN in Miami-Dade in Ironmark's 3Q 2026 quarterly research. That spread is the point: the same operation can cost more than twice as much per square foot depending on which market it lands in. What is total occupancy cost and why does it matter more than asking rent?

Total occupancy cost is the full annual cost of a space: base rent, annual escalations, NNN charges for taxes, insurance and common area, plus the value of free rent and tenant improvement dollars spread across the term. Two buildings quoted at the same asking rent routinely land far apart once escalations and NNN load are included. Ironmark compares options on total occupancy cost, not on headline rate.

When should a tenant start looking for space before the lease expires?

A tenant should start the search early enough that the landlord knows the tenant can credibly walk away, because leverage in any lease negotiation comes entirely from having a real alternative. The runway needed scales with the requirement: a small-bay user moving into existing space needs less than an occupier that requires permitting, heavy buildout, or a build-to-suit. Starting late turns a negotiation into an acceptance.

Can a tenant rep broker help with a lease renewal, or only a relocation?

A lease renewal is where tenant representation pays for itself most reliably. Ironmark prices the renewal against real, touchable alternatives in the submarket, so the landlord is negotiating against a documented market rather than against a tenant assumed to be staying. A renewal negotiated with no comparison set gives the landlord no reason to sharpen the rate, the escalations, or the improvement allowance.

What lease clauses matter most to an industrial tenant?

The clauses that matter most to an industrial tenant are the ones governing future cost and future flexibility: renewal options with a defined rate mechanism, expansion and contraction rights, assignment and sublease language, a cap on controllable operating expenses, and a clear allocation of roof, structure, and HVAC replacement. Base rent is negotiated once at signing; these clauses govern every year of the term.
